Rental Policies

1. Rates

Belltown Loft:

  • $295/night; $1,750/week and $5,500/month
  • Rates include a one-time cleaning fee and secure parking.
  • Rates are based on up to 4 guests (Add $25 per night for each additional guest; confirm alternate arrangements with the owner).

The Madison Townhouses:

  • $245/night; $1,500/week and $3,750/month
  • Rates include a one-time cleaning fee and on-site parking for one car.
  • Rates are based on up to 4 guests (Add $25 per night for each additional guest; confirm alternate arrangements with the owner).

Sycamore Retreat:

  • $675/night; $3,500/week and $9,000/month
  • Rates include a one-time cleaning fee and on-site parking.
  • Rates are based on up to 10 guests (Add $25 per night for each additional guest; confirm alternate arrangements with the owner).

For all properties:

  • A 2-night minimum is required at Belltown and Madison; 3-nights at Sycamore.
  • Holidays are subject to a 3-night minimum for all rentals (Holidays are: January 1, Memorial Day, July 4, Labor Day, Thanksgiving Day and Christmas Day).
  • Rates may change at any time (prior to confirmation) and are subject to applicable taxes.

2. Payment

  • Your reservation is confirmed by a deposit equaling 50% of the gross rental fee at the time of booking.
  • The balance due (including all applicable taxes) is required by 30 days before your arrival (60 days for reservations of 15 days or more).
  • Reservations made within 30 days of arrival (or 60 days for 15+ day reservations) must be paid in full at the time of reservation.
  • Late or incomplete payment may result in the cancellation of your reservation.
  • We accept cash, personal or company checks, money orders and Visa or MasterCard.
  • Reservations are confirmed when payment is processed AND the Renter receives a confirmation email from the Owner.
  • A $50 charge will be assessed on all returned checks for insufficient funds.
  • Rates, taxes and fees are subject to change without notice.

3. Cancellations & Refunds

  • Cancellations must be made in writing.
  • For reservations of 14 days or less, cancellations made at least 30 days before Check-in will receive a full refund of the reservation deposit, minus a $50 cancellation fee. For reservations of 15 days or more, cancellations must be made at least 60 days before Check-in to receive a full refund of the reservation deposit, minus a $50 cancellation fee.
  • If a cancellation is made less than 30 days before Check-in, no refund will be made.
  • No refunds for “no shows” or discounts for an early departure.
  • In the unlikely event that the Owner must make changes to confirmed reservations in the event of fire, act of nature, eminent domain, double booking, or any other reason whatsoever, the Owner’s only liability is a full refund of monies previously tendered by the Renter. The Renter acknowledges that in no event shall the Owner be held liable for any additional damages.

4. Check-In / Check-Out

  • Check-in is after 4:00 pm and Check-out is by 11:00 am (confirm alternate arrangements with the owner).

5. Occupancy, Pets & Smoking

  • See #1 above for occupancy rates.
  • The Renter is an adult (age 25 or older) and will be an occupant of the property during the entire reserved period. Access to the property will be denied to anyone who is not a registered Guest.
  • Children are welcome. You are responsible for their safety.
  • Please inform us of any changes in the number of guests prior to your arrival. Unregistered guests are not permitted.
  • Unfortunately, pets are not allowed at the Madison Townhouses or Belltown Loft. A dog is allowed at the Sycamore Retreat but Renter is responsible for damages (Please see #7 and check with the owner).
  • Smoking is allowed outdoors only (Washington State law prohibits smoking occur within 25 feet of a public area).

6. Security Deposit and Damages

  • Your credit card information will be kept on file in lieu of a security deposit.
  • The Renter shall be liable for damages caused during their occupancy. The cost of repairs and/or replacement as well as related attorney’s fees and costs, if applicable, will be the responsibility of the Renter.

7. Indemnification

  • The Renter and all guests will indemnify and hold harmless the Owner and their respective employees for any injuries, accident or otherwise, which may be incurred or suffered upon the premises by the Renter, the Renter’s family or guests or anyone associated with the Renter for any cause whatsoever during the term of their stay.

8. Miscellaneous

  • We are not responsible for lost, damaged or stolen items.
  • Violation of any  policies will result in immediate expulsion from the property without refund.
  • These policies constitute the entire agreement between the parties relating to the subject matter hereof, and supersedes all prior written oral negotiations, representations, or agreements. For all purposes hereunder facsimile or email signatures shall be deemed to be originals and such facsimile or email signatures shall be given the same effect as would an original signature.
